The good news is that you most likely are going to use an attorney to close the deal.

That is a great goal but I find try to take consistent action each day is key and is hard when you do not have anyone but yourself to rely on for business.

The "hottest" class action lawsuits against landlords are denial of housing to those with criminal convictions. 

Today I just received the news that my debt-to-income ratio is just over 40%, therefore the bank is unwilling to provide a HELOC.

While making it livable is obviously necessary, maybe a few things that could be added to keep appeal in mind- basically putting you in line with area comps/level of finish.Good news is that there are a few updates that can be pretty inexpensive like paint and carpet- although carpet isn't usually a go to in recommendation for a rental , but I realize that laminate is more costly. 

Clermont, Winter Garden and even Apopka would be good choices for building appreciation and still have a good commute.Your budget may determine what areas are going to be attractive enough, but the rental market is always strong here, so I wouldn't put too much weight on that for now since you plan to live in it for a couple years first.Always happy to chat, just message me and we can set something up and see how we can help you plan or take action now!
