It's very convenient. 

I would start with something simple and very convenient like mobile app for budgeting- it's much more easy to turn tracking expenses into habit when you can do it immediately (and with benefit of taking photos as well) without need to "deal" with them later.

My kids are mowing now so we can keep mowing but it would be more convenient if someone on site did it and she mentioned liking to do it.I will see where we are when I get the lead cert.

I personally don't think this is convenient as we may not be able to find audiobooks of some books and we would not know it at the time of making these lists.Please share your ideas.Thank you

So a simple comment like, "hire a good housekeeper," has a good many required preemptive tasks to make the process the most efficient, both from a cost and convenience perspective. 

When I receive "convenience checks" in the mail from a credit card that offers at least a year of 0% APR and alot of my cards only charge a 1 or 2% fee, I will write a check out to my wife for as much money as I need and just make minimum payments until I can pay it off, I ultimately have a plan in place to make sure the whole balance is paid before the 0% APR runs out.

Should I have an inspection done myself to help market the property to buyers with extra confidence, honesty and convenience, or should I just simply leave that up to the interested investors???

In the hurry  - and given the many steps involved - I just went with what he recommended.It was only later I realized that his #s provided for a very low maintenance (think $50 a month), no vacancy, and conveniently forgot to include the rental commission I had to pay for him for finding a tenant (which is one-month rent).
