so day after day I ask myself when I'm going to "retire" or go full time real estate. right now my answer seems to be in the mid 30s but sometimes I think what if I do it sooner. sometimes I wonder if I should push it out cause of my inflated lifestyle.

they are getting built cause it pencils out financially but we will overbuild the class as it happens every time we are in this section of the re cycle.

He's very concerned the state could take it away and because this land was his parent's land, now his, and he wants it to become ours and later our son's, he's very concerned modern laws will stop this.

I would really like to get a jump-start on my portfolio in Phoenix before I move there, and the timing seems right in both markets; however, my biggest concern is getting into a property that eventually needs my personal attention on-site, for whatever reason, and ends up being a bad deal.  

You are correct the oil boom has caused significant increases in property costs here.  

@Gabriel Galarza So long as this is purely a case of an agent causing mischief and you have the contractual ability to withdraw (an 'escape' clause).

Plumbing, electrical, lath and plaster, foundations without mortar all cause headaches in my opinion.
