I know it's a small difference but if you call banks about HELOCs they may transfer you to their residential side not knowing any difference and then that side may not know that the commercial division will write them....so just ask for Lines of Credit when talking about investment properties.

I’ve started using TenantCloud.com to track my property and they do have a listing functionality that will syndicate to multiple sites, but I’m guessing they will be more skewed to a US audience.If anyone is willing to share their experiences, that would be great.Patrick

Or sell it put all the equity in next home and build and add an apartment in the basement with the goal of keeping mortgage payments close to what it was but with a larger more functional house.

I would try and get something from Empire in writing (email) that you are OK and don't need anything.
