Does anyone know the area to help me truly dive into the appreciation for the property to see if this is worth it?  

The question really boils down to, how much is your privacy worth to you in this moment of life? 

Check comps to see if they have new roofs, a/c etc. if a comp is selling for $300 without those things, yours is worth more.

Due to new tenants, and improvements I made to the building even at a conservative 8% cap rate (my purchase cap rate) the building is worth around $1.6M.

I have a great credit score, good stated income, and about 50k worth of personal credit to my name already, so it was relatively easy to get approved.

That's a hard pass and it's 1000% worth it to wait for the right fit.

I see the rent, I can increase is 5% plus rate of inflation.

If you can go deeper than 7 feet then by all means go for it, but if you can only dig it out to the legal 7 foot ceilings then it's still worth it since like you said in your location someone will rent it for $1300.

However recently I wanted to try some social media ads or ads in general and see if they are worth it.

i don’t mind buying my own materials if it would save me some cash. having a hard time deciding who to do my home improvements. good help is hard to come by these day, especially being new. the price increases doesn’t help as well. as much as i want to diy, i don’t want to mess anything up & still have to call for help!
