I agree with @Joseph P Finkelstein that finding a co-signer to supplement your income is your best bet, if at all possible.

It felt as if some emotions got in the way and it wasn’t a win/win/win situation.

The seller cannot remove his name from the first lien position on the property without paying off the loan  unless that is stipulated in his loan agreement and you can bet your $30,000 that it is not.

Best bet right now is to look where others are not and get creative. 

Don't burn bridges to win a deal.

I bet you could put together a group of investors to help out, maybe even big names like Oprah..?

@Laura Baugh Finley The midwest can offer several financial advantages related to lower costs of living so if you can maintain a high income by working remotely then you can win big.  

Having a tenant in place isn't ideal but even if you could make the bare minimum of $5k or something that is still a win, especially if it's your first wholesale deal. 

The more paperwork you can throw in front of the Judge the better.Just be aware that once you win the case and have a judgement, you still have to collect, how are you planning on doing that?

Great to get in with a win by buying using an experienced realtor and buying at the right price.
