Otherwise, you are wasting both your and the investor's time.

If they paid on time and didn't damage the unit don't waste your time or money pursuing this.

@Jaron Walling Agree on principle but in reality not able to do that, while my wife supports my plan to get into real estate she's steadfastly against doing fix and flip and moving around.

This is where you take a split-level home or a home with a walk-out basement and put up a wall and a kitchen/kitchenette in the basement to create two separate units. 

Given the our current market situation I'm realizing most listed properties are a waste of time.
