Call a pm company and find out what they charge and what is included- around here 8% is typical, but I have heard of 8% plus 1 month's rent when they get a new tenant, and 10% for other areas.There are loads of books available and lots of suggestions in the blog and forum posts, and of course the forum and blog posts themselves are excellent resources!

The content on the page has to be relevant, solid, and engaging #1... the backlink profile social signals... and tons of other offpage signals (time on page, clickthrough, page load speed a tad bit, domain factors, etc. etc.) are also part of it... but less so. 

Reading between the lines, you seem to be confessing to the old adage: Youth is wasted on the young.

Don't waste time creating an elaborate video or picture presentation.

I turned 30 last year and realized that I have been wasting a lot of time.

But you probably should waste their time seeing houses til you can buy them.

I own multiple multi family properties and get a couple a week and don't care what color they are, they're all a waste of time as I never look at unsolicited inquiries . 

Ultimately, I think wasting ANYONE'S time, just because you can, is a bad practice.

Also, I read a blog on BP where it said often times the bank will back out of it right before going to the auction at the court house so investors waste time and money dealing with bank short sales?
