Here's a situation that popped up yesterday that got me stuck...I viewed a single family house in a good area that I could have bought for $70,000 and it needs at least $35,000 worth of work. $105,000 total in an area where similar houses are going for $140,000.

I don't think we've wiped out the appraisal fee, might still be a couple hundo left of other closing costs, but typically I'm not a huge fan of a 0.25% rate bump, this is the sweet spot in my view.
