That may be part of your problem there already.Also, if your mom is your buyer's agent and she is not signed up with a firm, and/or she is not a Realtor and is therefore not a member of the local board of Realtors, then she will not have access to show you the house via any lock-boxes that the local board may be using.

If you merge through lieu deed, you will loose all your foreclosure rights and junior lien holders will become senior to your ownership.It just seems the idea here is to hurry up and take title via DIL to get out from the speeding train wreck that this could become.

Deal just kinda fell in my lap..Friend just wants to get out from it as is, kinda beat up but piece of cake for me, it's payoff is 107k and I thnk I can turn it into a 200k house for not much rehab.Question is, do I need a realtor to handle the transaction?
