Ask buyers at REI meetings what kind of deal they are looking for (neighborhoods, price range, etc.).

The early plan is to purchase one with 2-3 bedrooms, somewhere in the purchase price range of 250-315k.

@Austin Faux bandit signs are illegal in most municipalities along the front range.

I am also open to investing in Reno, or CA if I could find deals in my price range. 

My first purchase will likely be 5-10 units, and looking in the $300-400k range.

The issue I'm having is the duplexes that are for sale are hovering around $200k range.
