I'm yet to pull that trigger in real estate investing but ACTIVITY irregardless of niche/strategy selected should get you going.10/20/50 calls a day etcThen1/10 offers made a day consistently etc then results will follow.This is the Marketing part of your real estate business.Ramp up the ACTIVITY

I don't think I would divide the main house in the future because the property is very unique and I believe there's more potential in the uniqueness.

I am currently rehabbing a townhome originally for a flip but am curious about this niche and if it is worth trying out. any input is greatly appreciated thanks!

Craig's list and eBay over time DIY (who knows).....Upscale heavily decorated costs money.In many cases DIY can save about 50% in labor, but high end unique things will require workers with specialized (more costly) skills.To get the Look you want, the best way to accomplish a tied together "Feeling" is to get with an 'Interior Decorator" or Architect who does this style, and bounce the cost questions off of that person.There is no way to tell....is the animal skin bead spread $30 from a yard sale or $3,000 at Nordstrom's carpet department in Seattle?

Hello everyone,After extensively researching about vacation rentals, (VRs) I've decided this is the niche I want to stick with.

You should stick to Columbus if that is your niche and comment on things you know about and have personally invested in.  

This is a good example of a niche.

Also remember, barring a unique situation with your property, someone will always rent it if the price is low enough, so do your homework on what the expected rent will be and get it at a price that allows you to pay your mortgage and other cost even if you end up having to rent it for a little less than the market rate.

Also, if you want to add niches no problem!
