Nice 2% vacancy submarket though, I am looking for more land in the area.The ones I am moving int are townhouse style 3bed/2.5bath with garages so the tenants are either families or older individuals who just don't want to take care of their own home.

I ask the PM how are they going to guarantee it in only 21 days with the local court backup with eviction cases especially eviction attorneys couldn’t even offered me this for sure alternative in terms of the similar number of days?

Charles is 100% correct – you can’t go just by the numbers at an auction – you need to do a lot of research before you get there – get the list prior and make some visits to homes – get in them if you can – find out if your getting Quit Claim or Warranty Deeds – find out what leans are coming off or staying on etc….These are good places to get good deals but you do need to do a lot of research first.
