As I understand, rumors have abounded for years about gentrification across the river from downtown but this year people seem to speak of it with a sense of credibility. What's everyone's thoughts? 

Agree with @Chris Seveney- people LOVE making their ownership structures so complicated when you can mitigate risk in so many simpler ways. 

One example is a had a client renting and working in Miami but wanted to purchase a rental in Orlando near the parks.

I have a great opportunity for a fix and flip in Tampa but I’ve never bought out there and a little worried about the sellers market with the devastation right now.
