Im located in Phx,Az and its common here to still see empty dirt land in prime areas of city, as an example, my father who knows next to nothing about real estate purchased a 7k sqft gated dirt land in the city 3yrs ago for $35k cash, was planning to invest in it but it was too much hassle for him so recently he sold it for $140k .What's a good way to find good deals on empty dirt land in the city or close by, does mls offer this search option.

I'm based in cape coral and have majority of my portfolio here... you are right on cashflow and I will add appreciation and population trend is planned to be increased due to this city is one of the cities used as an outlet of miami, Orlando and Tampa since they are too expensive... happy to chat whenever you want.

If not, or if this is a first time occurrence, I'd start with gathering any tangible proof that the damages are a result of the other landlord or tenant ie; video camera, pictures and suggest to the tenant that they seek a resolution based on the evidence.
