I would do this by scheduling them at the same time or close enough to cross paths with a potential tenant that they it might apply some psychological pressure that there is a lot of interest and at the very least as Mike stated, it does allow another person to see it and talk about the property.

The inspectors that i've encountered (i've had two inspections on my longest held fourplex and one on my newest) have been very courteous, informative, and straight forward about what they are looking for.  

Does that seem like the path to success to you?

It will be a much faster path than waiting for a listed deal and you'll have a lot less competition.

I assumed the dig out would be a lot more straight forward but also a lot more labor intensive.

I'd be very surprised if any further responses you get here will suddenly give you a light-bulb moment, setting you on a path that you've so far been dodging.

There are also areas that are in the path of gentrification that can be great purchases for future appreciation.

Recently we reviewed our rental portal and we have another rental home being managed at the same company, following in the same path of not paying rent on time and they have also not payed any of their utilities for their first couple of months. 

In my state, this can easily be done in about 6 weeks on nights or weekends and costs less than $1,500.00.I am not pushing you toward that specific path.
