So that is not even the closing date.I start to think of moving away from this deal but don't know if that's even possible.

But the situation did get me to start thinking on how to properly analyze a small multifamily house.I've only invested in SFRs so I'm a little green when it comes to properly analyzing a duplex.

.- thanks ...try reaching out to the local small to mid size  credit unions and banks in NJ ...contact the bank you  have your checking / savings with ...contact the lender that services your 1st mortgage for options .....regarding deprication - are you asking about the depriciation on the  primary home ( subject property ) being added in or  for the depriation from another property ?

I’m not rich and I feel saving 20k per property isn’t the best nor fastest way to acquire a decent amount of properties over the next decade.

Your equity is not a savings account from which you can withdraw for free.

However, if it happened before your business started, then it is called start-up expenses under Section 195 of the tax code.
