There is a lot of commercial development happening all around there - Indy 11 complex, 16 Tech, Hospitals (Community is adding 900 beds), Elanco headquarters. 

I’m pretty sure you have to start looking for a new tenant today.

Most people can’t wait that long so I tell them to invest in crypto or something else if they need to hit home runs from the start.

The main key to our success is proximity to several very large housing developments.

then start selling the ones that have upcoming major repairs in the next 5-10 years or the ones that are a biggest pain to deal with/make the least amount of money from rent.

Anyone know of a lawyer that can execute at a fairly high level on Land Development deals?

The seller, who happened to be a developer, agreed to leave some funds as equity in the deal, providing us with favorable terms.
