If you're going the wholesaling path then I'd speak to @Marina Sudwho is a successful wholesaler. 

Speculation land is much harder to value, especially if you are looking to re-zone or get entitlements.

I suggest for your first property, you find a Realtor to assist with the contract and post contract requirements, this can be done on a flat fee basis since you are finding the property yourself, there are other arrangements too, but it won't cost anything to speak to a Realtor.

It is going to take 45-60 days for closings now, realistically speaking.

The mortgage and deed are another issue which I can't speak to.

I invited some BP Bloggers (including Joshua Dorkin and Brandon Turner) to speak out our meetups virtually and in the process, was able to make some great connections.I've also helped other investors by providing 'consulting.'

I'd love to hear the podcast have someone on that can speak about doing buy and hold in SF.
