When you do plan to purchase, you will have your FHA loan available again, and could always look to a HELOC on your current property if you wanted a different loan product.

In my opinion, consistent rates of return > 10% on most unlevered products is usually not truly sustainable.Best of luck.

Hi @Jay Hinrichs - I see you're very active on BP, so I appreciate you chiming in.However, in your statement you make very many incorrect assumptions and broad stroke generalizations as they apply to my experience, financial status and overall understanding of the people I am working with.While I do appreciate the dialog with you I am not looking to debate incorrect assumptions and generalizations that may not apply to what I may or may not have & the sophistication of the folks I am engaging with. 

Zillow is a product to attract real estate agents' marketing dollars, not a replacement for up-to-date real estate market information.

. $5,356 / $68k = 7.9% yield on costsIf cap rates on similar product in the area are equal to your yield then you didn't create any value for the effort and risk it took to develop from ground up.

You will need a lender with a portfolio product for this type of loan or reach out to a broker who is approved with multiple lenders
