IRA is a retirement account, it is tax-deferred vehicle and regardless of what investment you buy in your IRA - it will not affect your personal tax situation. 

I think is very smart that you are questioning and aren't going to force the situation, simply to invest, and risk getting yourself into a bad situation if we end up having a bad downturn.

In an ideal situation, a BRRRR should yield infinite return because you would have none of your original invested cash in the property.

This is also my current housing situation - renting a house with 2 other roommates.
