@Caleb Heimsoth, my 12-month goal is a single transaction growing to 5 properties within the next 2-3 years and 10 in the near-term.

I am thinking of buying, rehabbing and renting single family or multi family units in Milwaulkee. 

SFH - Single family home

The purchase includes 7 separate, single family homes on 4.2 acres of land: (1) 3 bedroom unit collecting $800/mo, (2) 2 bedroom units collecting $600/mo, and (5) 1 bedroom units collecting $450/mo.

Project: SFH: Its a 1400 ft2, non-flooded , single story ,3 bed 2 bath, 1983 built in clear lake TX area zip 77062.

25k a year is probably barely enough to live on as a single individual let alone invest or support a family.Your easiest way to invest is to earn more.To earn say 25k a year likely requires around 300k invested money assuming you’re not doing major rehabs and/or experiencing a lot of appreciation.

Except I bought a single family and rented out the two spare bedrooms with Airbnb to travel nurses.
