When you lose (and you will), then you will be forced to pay whatever penalty is allowed by your state (can be triple damages or more) and you may also be subject to discrimination or other claims depending on the situation.While I would LIKE to simply THROW THE BUMS OUT, I follow the law.

HelloThere also data sources that you can get that give you recent sales.Propertyshark.com (15 free reports daily) and Realquest.com(I like this one) The both carry fees, but the information they give is worth it and cuts down my comp search time considerably.

The vast majority of lease option (and land contract) buyers never buy the property because they're really nothing more than renters to start with.While you're waiting for the lease option "buyer" (someone with bad credit but a big pile of cash) to show up and "buy your house", you could have simply been renting the house to a tenant.

my only problem with working for an REI is that I already have a job that is coming into the busy season and takes about 70 hours a week, and if I were to rehab I would cut the hours back, but birddogging I could probably start off on weekend and evening huntings also I get Fridays and Saturdays(my weekend) off and could utilize that Friday to do things that I could only get done during a week day.
