What I have done in the past is simply do a walk through to make sure the deposit return is warranted (no damage) and this is also a nice chance to peak in for any squeaks and leaks.

Interested in connecting with other investors in my area for possible JV, CO-Wholesaling or simply getting positive advice from.

So to me, the best option is to simply have the seller give me a credit back (much like when they give the buyer credit towards closing costs).
