Single family=1 tenant+1 house= NOI.If for any reason something happens to that tenant, which we know life can take a turn for us at any moment.

I'm saying all this to you, but really just trying to remind myself that, even though I have become skilled at totally avoiding situations that cause confrontations, and if I still find myself there: in the moment just before a confrontation i have an opportunity to just let it go, deescalate, disengage and that making that choice could save my life and/or my loved ones, and at the very least, reduce my overall stress.

It's kind of a tough time for that kind of thing at the moment.

I'm over-leveraged at the moment with two hard money loans at 15% and I can tell you that I will never experience this again. 

@Dave Foster I am actually sitting on a few offers at the moment, so looking for direction before beginning the closing process for the sale.

Not insulting you but if you dont know what the due on sale is, it means the moment you transfer that property you have to pay in full.

A major part of the strategy is participating in the Grand Rapids market appreciation which I'm pretty bullish on at the moment, investing in less metropolitan areas does not appeal to me for that reason.

I'm actually hoping to relocate out of state in the next year or two, but at the moment, I'm thinking that a buy-and-hold strategy is what I primarily want to use to build my portfolio.
