If you're talking about an all cash purchase of the property, you can turn around and finance out of it immediately, since you won't have to worry about seasoning an existing mortgage.If you do all your prequalifying and preapproval work up front, it shouldn't take more than 30-days to close. 

Hello i am located in Jacksonville Fl and currently attend college, are there any seasoned investors or any business motivated young entrepreneurs or business owners that would love to get lunch chat and share some knowledge?

I hate not having clarity on a tax issue, so I brought this up at a colleague breakfast last Saturday where we all get together after April 15 and lament our issues that came up during the season.  

We planned to make our second purchase probably around the same time next year after bonus season, new tax year, etc.

Of all the books I've read, and what I've learned from mentors and seasoned investors, they all pretty much tell the story you are going through as the tried and true way to make it in real estate.  

I have known of very seasoned note buyers who have had bad experiences with sellers who were less than truthful.

I say this only because at this point I'm a seasoned investor and this experience is very much an outlier.

Even with PMI, and depending on seasoning requirements, you could refi/cash-out in 6 to 12 months and jettison the PMI as the same time.
