In some areas garnishing paychecks is normal for child support to make sure the child support payment stays up to date.

My suggestion is that you set the close date for when they actually want to leave, then no problems.  

.- keep in mind that things like spices, towels, sheets, tp, paper towels, propane for bbq's, cleaning supplies, coffee filters, soap, have to be kept up to date, clean and refilled when you have weekly renters. 

Cash Buyer - Can close quickly to meet what ever close date you have on your contract.- Does not require a Survey Ordered- Does not require an appraisal (just another thing to combat, if comes back low & usually does)- Any Condition is Ok, does not have to meet any FHA guidelines etc.Bank Financing- 45 Days to close- Multiple reasons why a buyer will not get approved for a loan- Funding can be pulled a day before closing- Requires an Appraisal/ Survey- Has to be in move in condition, with no structural problems- Getting paid will be a pain if you do not have a Real Estate License and can receive a commission- And/Or Assigns may not work for most bank financing.

Or should there by a buy out date set in the beginning for 5, 10 years down the road?

Don't paint it, that brick doesn't look horribly dated, which is really the only reason to paint brickSpend the money you would have spent on painting on a really good, standout front door and some nice landscaping, especially along the walk.  

I'm working on my third rehab this year and looking for the fourth, and I noticed (2) things to date: 1) either "The Secret/Tony Robbins/Others" positive thinking really work or the RE in my farm area is the shniz (Dallas,TX)..... 

He said address and Info on contract was false/out dated.  

Perhaps allowing him to keep running his business for those 9 months while I put a down payment to secure the purchase at a later date?
