There is a DSCR loan which goes off of the rental income itself .

We used our funds to renovate and set up, and financed into a DSCR after 6 months, paying off the PML and pulling some of our funds back out. 

The ARV came back reasonable, but on the report, the appraiser only used Vrbo data and no Airbnb data, which many of my neighbors use both platforms.

I just should have left that information out in general as it steered the whole conversation away from the question about tips on investing with partners and it seems like the thoughts is to start off investing on my own and then go in on future properties with them.
