For those I will have to spend lot's of time and my resources helping them along so I have to decide if I want to take that on and if they will make the commitment to me only.

Hoping for a good tenant (In this case I would probably have to spend $5-6k at a turnover) and deal with vacancy in the meantime.Any feedback is greatly appreciated.Regards,Johan

Then any time you spend from a column you enter that as a negative.For clarity sake I also found that this go to be a lot of extra work as you are essentially creating a budget and then tracking your spending relative to that budget.

This is my first deal review request, so please forgive any mistakes or dumb things you're about to see.I'm a SFR investor, but multi looks promising. 

-Why spend $30k of your money?

For me I wouldn’t of been able to spend the time teaching each deal to my investors and be able to work effectively when I have others I teach as well as I’m sure you can imagine.

Then I'm sure that I will be able to spend time doing what I want and not have to ask permission.

At that price, plus needing to spend more on updates and repairs, I have to ask what the total monthly rent will be?

Fix those things and even spending 15k to do so, buying the house at 14k and closing costs you are in for 33k roughly.

I'm thinking I may just have to spend some time driving around and finding distressed units so I can try a 203k loan.
