I am looking for reliable general contractors and project managers for a rehab to rent out. 

Specifically when it is a single person - these are some of my favorite tenants because of long tenancy, reliable payments, and respect for the property.

Does anyone know a quality, reliable drywall contractor in the Milwaukee area?

Taking advantage of contractors will work for you in the first couple of deals but as your reputation grows you will be hiring people who are not reliable, do not do quality work, can not pull permits, do not have insurance, do not care about their craft.

Because that's what I'm finding hard to get my head round being of such a 'young' age in the eyes of lenders.I was thinking about getting started with the more traditional bank route, but after I've come up with a formula that's proven to generate (reliable and predictable) positive cash flow move into the sphere of investors.

Not to say you shouldn't buy the property, just don't bank on reliable income simply because the property has tenants.
