I have followed up with a couple leads I have received from realtors but no dice yet.   

I have an investor that has shown interest and we have initially discussed terms where they receive a 15% preferred return and then we split anything above that (I know this may not be the best terms on my end but I'm interested in the process and it could be a relationship builder, plus infinite return if I put nothing in).

What type of deed will you use to receive ownership?

My question is if I want to use these funds (the cash received = appraisal * 80% minus outstanding loan balance) to purchase property for personal use (primary residence), if that creates a taxable event?

My initial idea would be to receive something along the lines of 350k cash and seller finance the rest? 

The mortage brokers all tell me that having her on the Loan complicates things so I just have the closing attorney put her name on the title.....problem solved This is what we received, paperwork from an Attorney to add me to the Deed.

On the same project I've received quotes that were over 150% higher than what my current installer charges.

There was just a Midwest Real Estate Investor Networking Summit in May that will be an annual event that you won't want to miss.  

The quality and demeanor of the service has been inadequate IMO but nothing to fire them over.Recently, we received a bill for almost $1000 for repairing a window screen.

Zillow states the following on their annual report, "If Real Estate, Rental and Mortgage Professionals, Home Builders or Other Advertisers Reduce or End Their Advertising Spending With Us or if We Are Unable to Effectively Manage Advertising Inventory or Pricing, Our Business Would Be Harmed."
