Net income is not the amount you receive when you close deals. 

I'm working with a CPA and getting his advice as well, but I wanted to get advice here too because I've had a great experience here and have received a lot of useful advice. 

I've recently combed through all the Zoning Board of Appeals documentation for the last couple of years (and I had done the same back in 2014) and in almost all cases the board denies requests to re-establish rights. 

As stated on point 4, he has received another offer.

I use google drive, google sheets for accounting, and an amazing app called cam scanner to collect receipts and scan other documents that I can upload into google drive.

I received a citation on a property I have with a Rent to Own Resident.

Read the promissory note or other loan documentation, assuming there is something. 

I have an accepted offer on a condo and I received paperwork showing this will be an ARM loan. 

I do receive a copy of the monthly invoice.

In PA, receiving a deed can take up to 3-4 months in some counties or more.
