I now especially pay close attention when someone tells me they have no rental history, always lived with family, etc.

But always pay attention to that monthly payment.If you get a monthly payment you can work with, have your LLC buy the property and you move in to unit A.

I have to admit, and you are right, the free literature touting wholesaling is all over the place and usually with attention grabbing titles to article/webinars/podcasts etc.
