Those deals take less of my mental energy than a rental would, and generally feel lower risk because there are more tenants and sources of cash flow.When it comes to the numbers, I can earn a better return on equity with the other deals.

I have no idea what is prompting this wave of people adopting a mentality of sinking thousands of dollars into investments they are not willing to lay eyes on.

if you don't have the drive to succeed and push yourself (whether physically, financially, mentally, or all of the above), you're not going to find much success in life unless it quite literally falls into your lap!

So, a crude, and by no means accurate, technique may be to just add the main gla together with the ADU gla and find recent neighborhood sales with similar total gla, and mentally adjust those downward somewhat, to account for any market difference for the detached gla (ADU).

It certainly can be worth the wait, but you have to be able to mentally and financially budget for this and plan accordingly.

Prioritize building a solid financial foundation, continue learning, and adapt your plans as your family's needs evolve.

Market Selection - Prioritize proximity to national parks, tourism destinations, mountain markets and markets that are less seasonal.

Run your PM like it's own real, functioning business and prioritize customer service and your tenant experience and you'll be fine, but it can't be an afterthought or you'll pay for that dearly at some point.
