In my research I also read that the potential private lenders information are kept in your database and presented the investment opportunity only after the distress property is placed under contract.Can anyone out there explain the process and let me know if I’m mistaken in my understanding?

The property is rural so cost of utilities and development may be higher, but on the flip side there is currently no competition, extreme demand and very few other properties that could potentially compete in the future.

The landlord said that its not zoned for business and that would raise flags with the IRS and i could potentially get audited. keep in mind that i have a consulting business. is there some truth to this because i do have a home office at the house as well. the rent is 1600 per month. that 1600 per month and utilities wouldn't be a tax write off to my LLC?
