You can specify a close by date in your purchase agreement but you never have complete control over when you will be able to take possession of a property.

Interesting...In my area my cost ranges from $100-$150 for filing all necessary paperwork with the courts & Sherriff service to serve the tenants and approximately 30-45 days until I get possession.

As you are saying she doesn't know where or when she is going, so perhaps allow seller to retain possession after closing until she can find something, as a leaseback.Your idea of helping out with the move may work, but I am not sure how you would put that in writing as part of the contract.
