To aid the investors, each time I come across a syndicator and their deal I screen them using my own an due diligence process that I have developed and I grade the syndicator and the deal opportunity and rank them compared to others.

Im looking at a lot that is .97 acres, already graded and has water and sewer taps at the front of the property for $160,000. 

On the other hand, if everything is A grade (and I hear you @Chris Clothier on scales), the prices typically are at premium level as well.  

I spent a little extra for mid grade 10 year warranted carpet.

Someone for instance builds a pharmacy  for a triple net deal.

Package A for high end homes, Package B for mid grade homes with more modestly priced finishes, and Package C for low end homes with basic finishes.

Or does that not really factor in to the student rental market, where other factors are more at play (roommate issues, transfers to other colleges, poor grades = mom and dad forcing them to move back home, etc.)

You can usually tell responsibility from the ranking of schools, major, grades, internships, etc.

The high grade kitchen may attract renters to come but they will not pay more the marketing price for it.Never mind cash flow, ROI the renters do not give a hoot.
