I am obviously going to talk him down, because he bought the property in 2004 for $65K and has rented it out for the past 14 years. 

So in the past 2 weeks I find out the 19 yo supposed daughter of the tenants is not his daughter but I'm guessing a step daughter and she has 2 children 2 yrs and younger.

Not big cash flow but I like to buy with min down and more properties. 

Not sure if this is strictly fair as the full rent would still be being paid under the terms of the lease by the other two tenants.I've gotten a lot of value from the insights on offer here on Bigger Pockets, and I'd appreciate any insight as to how you have handled similar issues in the past.
