I've seen one house on our street go earlier this year for 20% more than the average and one street over where there is less traffic and larger houses (more like ours), I've seen a couple houses go for as much as 40% more.Would we likely add enough value to make it worth the effort to paint, do vinyl plank flooring, and add a half-bath in the attic?

Using a lender who is organized as a Reg D or even Reg A with the SEC exemptions is preferable over an individual as they are legit, have loan servicing vendors, solid appraisers and will always have the funds for your deals.Generally the loans will be at 90% of purchase.

To them your situation isn't personal, either they are going to be selling the loan to an organizations such as Fannie Mae or Freddie Mac meaning it needs to fit neatly into the buyer's parameters, or they simply have internally mandated underwriting parameters which aren't flexible.

Sprinkler heads broken, areas of the yard were totally dead (They later admitted they placed things on the grass so a 9 feet x 5 ft section only had dirt left, and the grass around the fence gate were gone due to traffic of dragging the trash and recycle bins.
