Whilst I see prices just continuing to rise to due to ongoing worthlessness of the US dollar (compared to some asian currencies being imported by the heaps to the area), u see beyond that - that they will eventually hit the ceiling and CRASH like they did some 7-8 yrs agp.So yeah, ok, perhaps another crash WITHIN the next 5 years?

It depends on the type of cockroach.If you have adjoined units the roaches will simply go in the walls away from the bait to other units.You have to do the whole building.For every one roach you see there are hundreds to thousands of others you can't in the walls.Pest control companies are extremely expensive and can make you go broke for what they charge.The only way to afford ongoing pest control is to price it in from the beginning as a cost when you purchase.Even if you can no longer see roached they are still breeding the walls.This is why once stabilized you have to do ongoing quarterly treatments to keep them at bay.If you don't the bugs will come right back as you will always get one tenant who is a slob.

Long term steady income is more appealing at this point, with the concept of possibly obtaining two or three multiple family properties that can be retained for ongoing income, or transformed into TICs.

The Navy Yard development is ongoing but getting bigger and bigger.Really, it's incredibly difficult to go wrong with any buy and hold in the area had you invested 15 years ago like I did.There are other important issues to follow, however.
