I would like to expend by utilizing investments in my projects and am wondering if sponsering syndications is the way to go and if so how to structure the offering.

They offered to split the payments so I could pay half now and half in 40 days but still even $4K is a lot for me right now.

If it's between november - february and you get an offer from an insurance company it maybe worth it than leaving it vacant. you can extra 10-20% and you can blow through some of the cold months so when you do have to find a new tenant, it should be easier and rent should be higher.
