Maybe a Master Lease wouldn't work but I guess in general my question comes down to with any type of seller financing, land contract, lease to own, wrap etc. what gaurantees the Owner to follow through on there side.

All are within a 20 minute drive of my house.I contract out almost all maintenance, which can get somewhat expensive since everything is "al la carte" instead of steady work. 

My question is, if you have the contracting company, and the hard money lender, then why not execute the rehab?

Either limit the PM fee to 5% in the lease contract or exclude NNN fees from the agreement with the PM company.

We are currently under contract and in the due diligence phase on a 16-unit. 

I have a multi under contract with the bank soon to expect the offer (based on seller's agent).
