That leaves very little if any "meat on the bones" for investors.

The first property I purchase was listed for $65k and I purchased for about $22k.I also have agents call me at times with pocket listings so that they get double commission.

Its all greek to me at the end of the day..

I never bothered asking about it considering it seemed like a bonus to me at the time...It makes sense in hindsight, I just don't have enough experience in property tax laws/details.

There could be other benefits but as a beginner I am not sure where those other benefits may help me at this stage

@Brad Crosby I'm okay with self-employed tenants as long as they show me at least 3 months of bank statements.

As an aside- I had a now ex-tenant call me at my home number when a dispute arose, he was never given that number and it was clearly meant as an intimidation tactic.

Also, a good place to start is Ken McElroy's The ABCs of Real Estate Investing; his other book The Advanced Guide to Real Estate Investing did not impress me at all (plus the book has many mathematical errors), but I started reading it after going through most of Alcorn's material.
