Maybe put a pick-nick table back there to re-enforce the idea, along with a Craig's list used charcoal grill.I'd also have the fence shot with a redwood stain to freshen it up.I'd pick pavers that match the house and the class of the neighborhood.

The way you have it structured now is you are bringing 14k to the refinance table plus closing costs to get out of the high interest loan. 140k HML-126k refi=14k.
