If you are buying properties here and doing minimal repairs, just enough to get them rented, then the maintenance will eat all the potential cash flow.

So, I have helped my dad remodel his house, helping with maintenance, doing repairs, helped close in the front porch, and built a new porch on the back of the house.

In addition, 5% to 8% each for maintenance and cap ex would be way too low in virtually every market but possibly not in high rent San Francisco.

This would be nice but I would loose the property, the low interest rate, the buy in to this community and, most of all, the tie to the house.

There's low barrier to entry in terms of effort required to purchase stock and naturally more people are going to do it. 

General requirements would be 20% for a 1-4 unit property, DSCR of at least 1.00x or greater, and you can qualify with a score as low as 620.
