Also, you could consider putting down some landscaping with wood chips or something to regulate you moisture level under the house.

If you file business income and don't have an office outside your home, it's all utilities, insurance, property taxes, landscaping - proportionally the size of your office to the size of the house. 

Some will show you an ARV of the Top 3 to 5 houses in the neighborhood, with the best interior finishes, and outdoor landscaping of someone's primary residence, yet you plan on making your property a rental so your finishes should not be as nice as someone's primary residence which means those ARV comps from the Wholesaler are worthless.

Also @John Soforic you need to factor in landscaping/snow removal, as well as any utilities you as the landlord pay for, since this is a MF.I use the 50% rule simply as a really quick way to tell if I want to take a closer look at a property.
