I was kinda testing/playing around with the Brrr calculator and fix/flip calculator. 

Are they trending in that direction more intensely or less intensely than previous years (or market cycles)?

Do I do a smaller deal that’s less capitol intensive?  

All attempts at make believe transferring control - such as using "a protector" or moving the trust 'off shore' have not stood the test of time.  

But since this is my first 4+ commercial property, my loan will likely be a bridge loan, for sure, i will attempt for as long as long term as I can, but I'm trying to stress test my loan and refinance strategy.

So that part of her story doesn't pass the smell test.

@Dylan Mathias Yes, it can be revoked due to several issues not being met:1) The Qualified Opportunity Fund (QOF) has a 90% AUM test every 6 months.

Also passed my broker pre-licensing coarse so I’ll be taking my State test.

So I put the collection bucket back in to test the volume of moisture & found it ran 3 weeks with barley a cup full of moisture collected.
