I do think that if you got into something now, you could probably still head to the Midwest if that's what you ultimately are looking to do, but you could have a cashflowing property here in UT.One tip, work with Cherie if you haven't yet!

Then you may be able to negotiate, if you can find out the reason why they're asking you to waive the inspection contingency you might be able to find common ground.For instance one property we purchased we came across a similar situation.

In many instances when an NFA is pending the transaction is closed and the seller leaves a large escrow (usually from proceeds of the sale) which is then released back to the seller after you receive the NFA letter.

We are also going to get a quite from a glass repair company to see if they can fix the window seal issue..but not sure if repair would be successful and we are anyways heading towards a replacement anyways...thoughts?
