I thought that's what late payment fees and penalties were for.Don't get me wrong, it's horrible that people make loan commitments and don't live up to them.

But most likely it won't add much value unless the roof is just in horrible condition and needs to be replaced.....because more than likely that would come up on the inspection and they'd want some type of credit.If you have a deal in mind I am always open to partnering with newer investors. 

Time and again I see posts where the investor hired a horrible contractor.

If you have the money sitting in the bank it seems like a bad deal, if you have to borrow it, it’s a horrible idea.

Usually these are leftin horrible condition, and need rehabbing before reselling.

This was on the MLS, it was listed for about 515k in horrible condition.
