I believe they start in the high 9's currently. you wont get to your $20k out of pocket target on this scenario specifically, but the point is, there are some lenders which will work with out of the box deal structure (for a premium).

The one where you break even you might actually spend more money if it is in rough shape, high vacancy, etc.For example let's say property A is new construction in a stellar area.

I'm a little concerned with the current high interest rates and property taxes (Texas).  

Being in the SF Bay Area, rents are pretty high, so payment systems with limits of $5k or more won't work.

You will be surprised how high they are going.

@Jeffrey RichardIn many of these areas while it appears on paper these assets will provide cash flow there is the possibility they do not due to the type of tenants are typically lower quality and have payment issues, properties need more maintenance and upkeep etc
